Never Pay Inspection Fees Upfront

Legitimate agents show properties for free. If anyone asks for an "inspection fee" before you've seen the property, walk away — it's a scam.

Watch Out for the "Deep Pocket" Trick

If an agent shows a suspiciously cheap listing to lure you in, then "switches" you to a more expensive one — that's a deep pocket scam. Leave immediately.

Verify Any Lawyer Handling Legal Fees

Ask for the lawyer's full name, Bar ID, and phone number. Call to confirm before paying anything. Fake legal documents are common.

Pay Rent to Landlord or Corporate Manager Only

Only pay into a verified landlord account or registered property management account — never a middleman's personal OPay, Palmpay, or GTBank account.

Demand Title Documents Before Committing

Always request a Certificate of Occupancy (C of O), Deed of Assignment, or Survey Plan. Verify them at the Lands Registry if you can.

Only Deal with Verified Agents

Look for the verified badge on agent profiles. Unverified agents are higher risk — proceed with extra caution and do more checks yourself.

Never View a Property Alone

Bring a trusted friend, family member, or independent agent. A second pair of eyes helps with measurements, photos, and spotting red flags.
