Customer

Company
- Everything an Agent can do, plus:
- Invite and manage a team of agents
- Post job vacancies and review applications
- View company-wide analytics and activity logs
- Generate and revoke invite links
- Edit company profile and legal details
Your role is chosen at registration and cannot be changed. You would need to create a new account to switch roles.
Getting Started
New to Estate Web? Start here.
From the landing page, click Register and choose your account type. Each role has its own registration form:
- Customer — fill in basic details and you're redirected to your profile immediately
- Agent — registration creates your account and an agent profile automatically. You're taken to your agent dashboard
- Company — registration creates your account and a company profile. You're taken to your company dashboard
All accounts are logged in automatically after registration — no second step needed.
Click Sign In on the landing page or navigation bar. After login you are redirected to the right dashboard for your role. To sign out, use the logout option in your navigation menu.
Yes — property listings are publicly visible. You need an account to save properties, send enquiries, or post listings.

Browsing & Search
Finding properties and exploring the platform.
Buy lists properties for outright purchase with a fixed price. Rent / Lease lists properties with a monthly price range. They are separate pages with separate listings.
Each listing page has a Filter Properties bar. On mobile tap Show Filters; on desktop it is always visible. Available filters:
- Price range — minimum and maximum price
- Property category — Residential, Commercial, or Land
- State — filter by Nigerian state
Hit Apply Filters to see results or Reset to clear all.
- Residential — houses, flats, duplexes, bungalows
- Commercial — offices, shops, warehouses, business spaces
- Land — bare plots and land for development or sale
Open a property's detail page. You can reach the agent via phone, WhatsApp, or by submitting the Enquiry Form. Submitting the form creates a lead in the agent's dashboard — they will contact you using the details you provide.
Yes — customers can leave a review on an agent's profile page or a company's profile page. Reviews help other users make informed decisions and contribute to the agent's platform rating.
Estate Web has a News & Articles section that pulls the latest Nigerian housing market news. Access it from the main navigation under Articles.
Wishlist & Favourites
Save and manage properties you're interested in.
Tap the heart icon on any property card. It fills red immediately — no page reload. The property is saved to your account right away.
Go to My Wishlist from your profile. Properties are grouped into For Lease and For Sale, with counts at the top.
Tap the red heart on any saved property. On the wishlist page, the card fades out and the counters update automatically — no page reload.
Yes — wishlist items are saved to your account in the database and will be there next time you log in from any device.
No — the wishlist is a Customer feature only.
Managing Listings
Posting, editing, and removing properties.
Only Agent and Company accounts can post listings. Customer listing tools are coming in a future release.
From your dashboard use Sell Property (for sale) or Lease Property (for rent). Fill in all details and submit — your listing goes live immediately. There is no approval wait.
- Property category (Residential, Commercial, or Land)
- Property title and description
- Location and state
- Price (fixed for sale, monthly range for rent)
- Phone number for enquiries
- At least one property image
- Bedrooms, bathrooms, parking, and size (where applicable)
Go to My Listings from your dashboard. You can see all properties you have posted, their availability status, and options to edit or delete each one.
Go to My Listings and delete the property. You are required to do this within 48 hours of a property being sold or rented. Leaving stale listings on the platform can lead to account suspension.
Every listing is automatically scored when created. The score reflects completeness — more details, better images, and accurate information results in a higher score. Higher-scoring listings tend to receive better visibility on the platform.
Featured listings appear with priority placement in search results and browsing pages. Contact contact@estatewebng.com to enquire about featured placement for your listings.
Leads & Enquiries
How buyer interest reaches you and how to manage it.
A lead is created when a user submits an enquiry about one of your properties. It records their name, phone number, and message, linked to the specific property they asked about. You manage all leads from your dashboard.
Go to Lead Management from your dashboard. Each lead shows the enquirer's contact details, the property they are interested in, and current status. You can contact them directly via phone or WhatsApp using their details.
Yes. Each lead has a Status and a Stage you can update from Lead Management. Use these to track where a potential client is in your process — from first contact through to closing.
No — Estate Web does not have in-app chat. All communication happens off-platform via the phone number or email in the lead. This keeps you in direct control of your client relationships.
From Lead Management, use the delete option on any lead. Deleted leads are permanently removed.
Appointments & Scheduling
Managing property viewings and client meetings.
Go to Add Schedule from your dashboard. Enter the client details, select the date, choose an appointment type, and link it to a property and lead. The appointment is saved immediately.
- Business — formal meetings with clients or prospects
- Personal — informal or personal viewings
- Virtual — remote property tours via video call
Yes — open the appointment detail page and use the Edit Schedule option to update the date, type, notes, or linked property.
Agents and Company accounts only. Customers cannot book viewings through the platform — they must contact the agent who then arranges the appointment.
Go to Lead Appointments from your dashboard. All scheduled appointments are listed with client details, dates, linked property, and notes.
Analytics & Dashboard
Understanding how your listings and profile perform.
- Profile views — how many people have visited your profile
- Property views — views split across your sale and rent listings
- Average performance — your averages compared to others on the platform
- Competition score — how you rank against similar agents or companies
- Ratings — score from client reviews
- Total saves — how many times your properties have been wishlisted
Agents see their own personal analytics — their individual profile and listing performance. Companies have an additional company-wide analytics view covering the entire team's performance. You cannot see another user's private data.
Company accounts have an Activity Log that records team actions — listings posted or deleted, agents joining or leaving, and other key events. Use it to keep track of what's happening across your team.
Company & Team Management
For company accounts managing agents and team operations.
Go to Manage Company and generate an Invite Link. Share it with the agent. When they click it while logged in with an Agent account they are added to your company automatically. Each link expires after 24 hours and has a maximum of 200 uses.
Yes — from the Manage Company page you can see all active links and revoke any of them instantly. A revoked link cannot be used even if it hasn't expired.
From Manage Company, find the agent in your team list and remove them. Their account stays active — they are simply unlinked from your company. Their existing listings remain attributed to their agent profile.
Listings are not affected. Each property records the agent UUID and company UUID at the time it was posted. If an agent leaves, their listings remain live and unchanged until the agent removes them.
From your dashboard, go to Edit Profile. You can update your company name, contact information, legal certificate, and other profile details.
Jobs & Vacancies
How companies post jobs and agents find opportunities.
From your company dashboard, go to the Vacancy section and fill out the job post form. The vacancy is published on the platform for agents to see.
Agents can browse all active job listings from the Job Listings section in their dashboard. Find a role that fits, read the details, and apply directly through the platform.
Go to Application Management from your company dashboard to view and review all applications submitted for your posted vacancies.
Verified Badge
What it means and how to get it.
Important: A Verified badge only confirms we checked an ID document. It does not confirm property ownership, conduct title searches, or guarantee the legitimacy of any listing. Always do your own due diligence.
Verified agents and companies have submitted identification to the Estate Web team and we have confirmed those documents appear genuine. It is an identity check only — not a property ownership or transaction guarantee.
Verification is currently a manual process. Email contact@estatewebng.com to start the process. You will be asked to submit valid government-issued ID and, for companies, a legal certificate.
Yes — if an account violates our terms through fraud, misrepresentation, or misconduct, the Verified badge can be removed at any time without notice.
Account & Security
Managing your profile, password, and account settings.
Go to Account Settings → Change Password. Enter your current password and your new one. The change takes effect immediately.
On the login page click Forgot Password. Enter your email and follow the instructions. If you don't receive an email check your spam folder, or contact support.
Customers can delete their account from Account Settings. Agents and companies should contact contact@estatewebng.com — we handle associated listings and team data before removing the account. Deletion is permanent and cannot be undone.
All listings, leads, and appointments associated with the deleted account are permanently removed from the platform.
Use the Feedback page (accessible from the main navigation). Rate your experience (1–5), choose a category — Bug Report or Feature Request — and add a description. You can also attach a screenshot. All feedback is reviewed by our team directly.
What Estate Web Does Not Do
Important limitations every user must understand.
Estate Web is a listing platform only. We connect property seekers with agents and companies. We are not involved in any actual transaction.
Handle Payments or Escrow
All money moves directly between you and the seller or agent. Estate Web will never ask you to pay fees to view a property. If anyone claims to collect on our behalf — it is a scam.
Verify Property Ownership
We do not confirm legal ownership or validate land titles. Always verify at the Land Registry (e.g. Alausa for Lagos) before any payment.
Provide Legal Advice
Estate Web is not a law firm or licensed broker. Always hire a qualified lawyer to review documents before signing or paying.
Conduct Title Searches
We do not validate C of O, check for government acquisition, or investigate 'Omo Onile' disputes. Do these checks independently at the relevant offices.
Guarantee Transactions
All agreements are strictly between the buyer/tenant and the seller/agent. Estate Web is not a party to any deal.
In-App Messaging or Notifications
There is no in-app chat or push notification system. All communication happens off-platform via phone, WhatsApp, and email.
Process Payments or Subscriptions
Estate Web has no payment gateway at this time. All features are currently free to use.
Allow Customer Listings
Customers cannot post properties for sale or rent at this time. Landlord tools are planned for a future release.
